Construction Services Operations Manager
Experts in your Home Redding is seeking to add a Operations Manager to their team.
The Construction Services - Operational Manager is responsible for overseeing and ensuring the successful daily operation of the Construction Services Department under the direction of the Vice President - Construction Services.
•Providing leadership and management for the day to day operations of the division
•Leading and supervising the direct reports including, administrative staff, field manager(s), tradespersons by conducting
effective, timely, consistent performance reviews, including coaching and developing each person to his/her fullest potential
•Maintaining ongoing employee training and safety meeting documentation for all employees, to ensure maintenance and
growth of skill levels
•Responsible for consistent, effective and regular performance reviews for all employees using Oz Principles accountability
models to promote a spirit of belief in self-accountability.
•Responsible for processing and approving timecards prior to submittal to the Payroll Department.
•Responsible for maintaining software utilization consistent with company policies.
•Providing forward thinking and direction in marketing by selling and promoting the individual trades to inside and outside
•Coordinating and scheduling of jobs/job flow and employees to ensure effective use of time and resources
•Oversees the biding process to ensure competitive and profitable job bids
•Ensures the department has a strong focus on and specific policies and procedures regarding safety and compliance to these
•Responsible for operations of all onsite shop areas.
•Coordinates work flow and directs activities of Construction Service Department personnel.
•Provides course correction for personnel through corrective action procedures.
•Facilitates personnel in a leadership role by advising, training, and motivating.
•Prepares, implements, manages, and completes action plans in order to improve productivity, improve quality, foster an
attitude of customer-service, and identify and resolve problems as they arise.
•Markets the Company's construction services to new and existing clientele through preparation of proposals and other
•Supervises daily scheduling of employees, vendors, and subcontractors.
•Assists in the project billing process, including the completion and submission of appropriate billing forms.
•Coordinates, schedules, and presents at internal meetings, as needed in support of ongoing projects.
•Represents Company to customers and coordinates with customer for scheduling of work.
•Prepares estimates for maintenance and projects.
•Proficient in reading blue prints and bid estimating take offs.
•Performs related duties consistent with the scope and intent of the position.
•Travel as required.
Mental and Physical Demands:
•Experiences frequent interruptions; required to meet inflexible deadlines; requires concentration and attention to detail;
requires a high level of organizational and prioritization skills.
•Required to sit for prolonged periods; exposed to visual display terminal for prolonged periods; dexterity and precision
required in the operation of a computer.
•The duties of this position are also performed in a field environment, at development and work sites on uneven and rough
•Required to work in outside weather conditions, including heat, cold, and temperature swings, for extended periods of time.

•Limited heavy manual labor to include lifting and carrying up to 25 pounds, bending, stooping, climbing, squatting, and
•The Construction Services Operational Manager supervises the employees within the Construction Services Department.
•Must have three (3) or more years of demonstrated experience as a Construction Services Operational Manager or equivalent
experience in the construction industry.
•Experience managing private works and public works projects preferred.
•Knowledge of applicable building codes, ordinances, and regulations.
•Knowledge of general maintenance as it pertains to Property Management Industry.
•Thorough understanding of all aspects of construction (technology, equipment, methods, etc.) as well as an understanding of
industry practices, processes, and standards and their impact on project activities.
•Thorough familiarity with bid process and review, project requirements, coordination of materials procurement, material
requisition, submittal compilation, purchase orders, on-site job walkthroughs and meetings, change orders, request for
information, pay application support, and close-out documents.
•Proficient in Microsoft software (Word, Excel, Outlook).
•Excellent verbal and written communication skills.
•Self-motivated with strong organizational, multi-tasking, planning and follow up skills.
•Ability to work independently as well as in a team environment.
•Ability to present self in a professional manner and represent the Company image.
•Demonstrated leadership and project success are expected.
•Ability to work in fast paced environment.
•Advanced abilities in reading and interpreting plans and specifications.
